Thank you for your interest in a 10 Point Property Management. An important component of the management process is to maintain a thorough and consistent screening process. Below are our Minimum Requirements. MEETING THE MINIMUM REQUIREMENTS LISTED BELOW DOES NOT GUARANTEE ACCEPTANCE because multiple applications for a specific property or unit will be processed on a first-come, first-served basis. (In other words, you may qualify, but not be first in line.) Applications must be completed in-full by all residents 18 years of age or over. Your application is not considered complete until all adults have successfully submitted their application. Roommates will be reviewed as a whole and not as individual applicants.

The application fee is nonrefundable.

Fees

  • $40 per adult application fee. $20 is for a NATIONWIDE criminal background check, and $20 is for a credit and eviction check. 
  • All adults over 18 must apply and qualify. 

Criminal

  • No felony convictions involving drugs, theft, or violence in the last eight years. It must have been at least ten years since any incarceration. A NATIONWIDE criminal background check will be completed as a part of the application process. 

Credit

  • Applicants with credit over 600 pay one month’s rent as security deposit 
  • Applicants with credit between 580 and 600 pay 1.5 months’ rent as security deposit 
  • Applicants with credit between 550 and 580 pay 2 months’ rent as security deposit 
  • Applicants with credit below 550 are allowed a co-signer whose score is above 550 when averaged together; 2x security deposit required
  • If there are roommates, the average of all credit scores will be used. 

Income

  • Income must be 3x the monthly rent 

Residential History

  • No eviction actions or UDs in the last two years. 
  • No unpaid judgments to any other property management company or property owner, even if the UD or eviction action is more than 2 years old.

Lead-based paint

10 Point Property Management  LLC has no knowledge, records or reports of lead-based paint and/or lead-based paint hazards in its housing.
